PACE program tax credits allow for law firm building's green makeover

SOUTHFIELD, Mich. (MyFoxDetroit) - From the ground, the 1-800-Law-Firm building on Lahser between I-696 and Northwestern  looks like a typical office building.

Until you look from a different angle.

Fox 2 climbed to the roof on a sunny afternoon to check out these newly installed solar panels, expected to offset half of the building's energy costs.

They're part of a $1 million green makeover, but the Property Assessed Clean Energy or PACE program, makes them more affordable.

Kevin O'Connor, marketing director from the 1-800-Law-Firm, said that the company receives tax credits for the investment it made.

"So over the course of time, the energy that we save combined with the tax savings allows us to recoup the investment into the building," he said.

The group Lean & Green Michigan administers Southfield's PACE program, made possible by a state law passed in 2010.

 The program connects building owners like this with contractors, and lenders who are paid back over time through the building's property tax bill.

 There's no money down and the debt stays with the building. If it's sold, the new owner picks up the payments.

In the next few weeks, workers will begin installing wind turbines on the roof and then solar carports down on the ground. The entire project is expected to be completed in October.

The 100,000 square-foot building houses law offices, a technology company and a school.

Southfield is one of ten local governments to join the program.

Wayne, Washtenaw and Macomb counties are on board. Royal Oak, is the newest city to make this kind of long-term financing available for clean energy projects.

For profit and non-profit businesses of all kinds are eligible to participate where pace programs are available.
